The Mall of Zimbabwe Poised to Become Largest Retail Investment in the Country

WestProp Holdings Limited is gearing up for the launch of The Mall of Zimbabwe, anticipated to be the largest commercial complex in the nation, with an estimated value of $100 million. After years of planning, the project is gaining traction as South African developer Exemplar REITail Limited finalizes leases and revamps the project’s blueprint. Groundbreaking is expected in early 2026.

The Mall of Zimbabwe will feature a peak gross lettable area of 90,000 square meters, designed to be a premier one-stop destination for shopping, dining, business, and leisure. Developers envision it as a modern lifestyle hub, bringing together local, regional, and international brands under one roof.

Ken Sharpe, chief executive officer of WestProp, noted that the development is set to transform Zimbabwe’s retail landscape through its scale, innovation, and customer-centric experience. The mall will incorporate smart technologies such as digital navigation systems, energy-efficient infrastructure, and advanced security solutions.

Sharpe highlighted that the project will transcend traditional retail by incorporating leisure and interactive components. Planned features include spacious event areas, exhibition facilities, and environmentally conscious architecture that meets global sustainability standards. He believes this development will attract new brands to Zimbabwe, enhance competition, and elevate consumer expectations.

The economic implications of the project are significant. Sharpe stated that the construction phase is expected to create thousands of jobs across various sectors, including engineering, skilled trades, project management, and supply chain, with subsequent benefits to industries such as cement and steel production, as well as transportation. Once operational, the mall is projected to generate permanent employment in retail, hospitality, management, maintenance, and security.

With over 150 tenants anticipated, the development aims to support thousands of direct jobs and additional indirect employment opportunities. Sharpe emphasized that the tenant mix will balance global anchor stores with regional players and emerging local businesses, fostering international competitiveness while promoting domestic growth.

He further asserted that the design reflects a commitment to community upliftment and inclusive economic participation, positioning The Mall of Zimbabwe as a benchmark for modern retail infrastructure in the country.
